The master site plan for Homewood at Frederick included 200 patio homes and The Lodge, a four-story, 85-unit independent living apartment building with connecting two-story common area building and underground parking.
Site improvements to the 40 acres included mass grading, sidewalks, curbs, asphalt paving, storm drainage and site utilities. In addition to the phased work, Wagman Heavy Civil completed the widening of Willow Road and reconfiguration of the intersection of Route 15 and Willow Road.
This multi-year, multi-phased project included upscale duplex patio homes featuring attractive brick or stone front facades, double car garages, and master bedroom suites with walk-in closets. The Lodge houses a common area including a full-sized swimming pool, state-of-the-art health club, beauty spa, art studio, bistro dining, and a two-floor lobby with a four-sided stone fireplace.
In 2023, Wagman Construction expanded The Lodge facility, adding 73,000 SF to the existing facility, with 31 new apartments and parking on the lower level.
Key Challenges & Project Details
- Pre-construction and construction services of the multi-phased, multi-year new continuing care retirement community (CCRC).

All concrete footings, foundations and columns were placed with Wagman labor, while all finish of the slabs on grade were completed by speciality contractors – a common practice in the region.

In addition, all grading, stone and foundation excavation was completed by Wagman.
