A premier senior community in Lancaster County, Mount Joy Country Homes transformed their 11-acre active adult community into a 34-acre community, complete with 112 cottages, a community center, assisted living for 20 residents and commercial spaces.
Using a three-phase, multi-year expansion plan, Wagman completed the construction of 40 cottages. The single-level cottages feature no steps, wider doorways and hallways, and walk-in showers for greater ease and accessibility.
The cottages were designed to the National Association of Home Builder’s Green Building Program Silver Standard with features like ENERGY-STAR® appliances and windows, and environmentally-friendly materials. Some of these materials include exterior vapor barriers on walls, green label carpet, water-saving shower heads and faucets, and energy-efficient furnaces and water heaters. These features offered residents lower heating and cooling costs, water and resource conservation, and improved indoor air quality.
The community center consists of 3,500 SF and includes a multi-purpose room, shuffle board court, fitness room and physical therapy room. Wagman successfully completed the center two months ahead of the project schedule.
Key Challenges & Project Details
- Preconstruction and construction services for new construction on 72 cottages (36 duplexes), a community center, and two assisted living facilities.
- Off-site road improvements include widening the road, laying new sidewalks and curbs, and installing a traffic light.
- Planning for the project began prior to the economic downturn of 2006 – 2007.
- Wagman and Mount Joy Country Homes negotiated with the borough to develop a smaller, less costly plan to keep the project moving forward.
