HHHunt partnered with Wagman to expand its footprint in the state of Maryland. The construction of Spring Arbor of Crofton marks its second senior housing community in the state and its 22nd community overall.

Developed on 10-acres of land, the community has the capacity for 95 residents. The single-story structure houses both assisted living and memory care services. It features vinyl siding with stone accents and surface parking with eco-friendly asphalt. Guests entering the building are greeted in the grand foyer, a circular shaped lounge area which connects to the three wings of the building.

The walking-friendly campus features many amenities including a barber and beauty shop, cafeteria, fitness center, life-skills kitchen, and quiet and calming spaces. An outdoor courtyard contains water features, covered seating areas and gardening opportunities. Memory care residents have a beautiful view of an existing pond.

Key Challenges & Project Details

  • 88,000 SF senior living facility
  • Two segmental block retaining walls were erected in the back and front of the building due to changes in elevation.
  • The site was determined to have soft soil and many techniques were used to resolve this: undercutting of the soft soil to fill with suitable soil, the use of soil cement, and dugouts filled with stone to allow ground water to continuously flow.
  • The project site was located on a steep hill and required large amounts of dirt to be removed to bring it to a proper grade.
  • Careful planning of deliveries was required as the project was located next to a highly traveled road.
  • With the amount of inclement weather during construction, Last Planner System® was used to ensure the project was turned over to the owner on schedule.

Project Fun Facts

  • Johns Hopkins birthplace is located next door to the new senior living community. Wagman worked with landscapers to revitalize the area, which included the addition of a walking path surrounded by seasonal flowers.
